Not every door takes the same device. We work with all four mounting types and match the device to the door and the code requirement:

Rim Devices

Surface-mounted with a single-point latch (such as Von Duprin 98/99 or Sargent 8800). The workhorse of commercial exits.

Surface Vertical Rod (SVR)

Three-point latching for paired doors, with rods running on the door face for straightforward service and repair.

Concealed Vertical Rod (CVR)

The same three-point function with the rods hidden inside the door for a clean look on architectural openings.

Mortise Devices

A lock body mortised into the door edge for higher security on heavy-use doors.

This distinction trips up a lot of buildings. A standard panic device can be "dogged": the bar held down with a hex key so the door pushes and pulls freely during business hours. But a fire-rated door legally cannot use mechanical dogging. It must positively latch every time it closes, or it fails inspection and defeats the purpose of the fire door. If you need push-pull convenience on a fire door, the answer is electric dogging, which releases automatically when the fire alarm triggers. We make sure the right device is on the right door, and a worn-out dogging mechanism is one of the most common repairs we handle.

Exit hardware has hard requirements, and an inspector will check them: the bar must take no more than 15 lbs of force to operate (5 lbs on accessible routes), span at least half the door width, and mount between 34 and 48 inches off the floor. Only Grade 1 (ANSI A156.3) hardware belongs on a commercial egress door. We install to spec the first time so you pass inspection.

We service exit hardware of every type, age, and brand, from a single worn push bar to a full building's worth of doors. What we are called for most:

• Often a simple adjustment, not a replacement. Many exit-device problems are a quick fix, not a new device: loose vertical rods that need re-tensioning and alignment, a dogging mechanism that needs adjusting so the bar stays unlocked, or internal springs that need adjustment or replacement. We diagnose first and tell you straight when an adjustment solves it. No upsell, no paying for hardware you don't need.
• High-traffic door wear. Constant daily use wears out exit devices: springs fatigue, dogging mechanisms fail, vertical rods drift out of alignment, latches stop catching, end caps break off. We repair the internals, realign, lubricate, and replace worn parts to restore reliable operation.
• Retrofitting discontinued or obsolete hardware. When a device is discontinued and parts are no longer available, we re-prep the door and fit a current, code-compliant device matched to the existing prep, so it looks right and works right, without replacing the whole door.
• Safety and security hazards. Devices that can be unlatched from the outside, doors that won't positively latch, or hardware that releases under force. We correct the hazard and bring the door to current code, which is critical for schools and any public building.
• Code and inspection compliance. Bringing exit hardware up to ADA, fire, and HVHZ hurricane code, for new construction, recurring fire-department inspections, and any time updated code applies to a hardware replacement.
• Electrified upgrades. Adding exit alarms, electric latch retraction, delayed egress, or access-control integration to existing exit doors.
