Sagging, Dragging, Won't Latch: Usually the Hinges

A door that drags, sticks, or won't latch is one of the most common and most misdiagnosed problems we get called for. Most people assume the door is warped or needs replacing. Usually, it doesn't. We repair and replace door hinges, adjust alignment, and rebuild frames for all door types: wood, metal, patio, commercial, and high-traffic doors, and gate hinges too. How We Diagnose It: Before Replacing Anything

Here's how we figure out what's actually wrong. We start by measuring the gaps between the door and the frame all the way around. If the gaps aren't even, there's an alignment issue. Then we shake and lift the door to feel for movement, which tells us whether the play is coming from the hinge or the frame. Finally, we check the wood for expansion or deformation. This is the step most people skip: over time, Florida weather warps wood frames, and when that happens, the problem isn't the hinge at all. It's the frame. That's common on residential doors. On commercial doors, which are usually steel or aluminum, frame expansion is rare. Instead, the frame or hinge reinforcement gets bent if it wasn't installed properly, or the door closer starts affecting how the door sits when it closes. Diagnosing which of these it is, before replacing anything, is what saves you from paying to fix the wrong thing.

What Florida Does to Doors and Hinges

South Florida is hard on doors and hinges. Over time, wood doors and frames expand in the humidity, and as they shift, the hinges move out of their original position, making the door hard to close, hard to lock, and sometimes hard to open. Near the beach, salt air causes corrosion and salt buildup on metal hinges and steel doors, damaging the hinges directly. This is common on properties close to the water. We use the most reliable hinges available to make sure the door functions smoothly for the long term, and in many cases, the hinges we install outlast the door's original hardware. On beachfront properties, periodic maintenance often prevents bigger problems before they start.

Gate Hinges

Gates take even more abuse than doors: full sun, rain, salt air, constant wind load, and their own weight pulling on the hinges every single day. A pedestrian or swing gate that drags on the ground, won't latch, or won't swing freely is almost always a hinge problem. We repair and replace gate hinges, including heavy-duty hinges for larger gates and self-closing hinges for pedestrian gates. School, Fort Lauderdale: double door, worn hinges, safety hazard. A school in Fort Lauderdale had a double door where the two leaves were overlapping each other. We found the hinges on both sides were worn, which had caused the doors to sag, and the door was close to falling off the hinges entirely, a serious safety hazard. Repair or Replace: The Honest Answer

Not every hinge needs replacing. Hinge Types and What Drives the Price

There are many types of door hinges, and they're not all priced the same. Standard "book" hinges are the most economical. Pivot hinges cost more. Continuous (piano) hinges are the most involved because installing them requires removing the door and effectively re-hanging it to the frame, a fresh installation that takes more labor. The grade and finish of the hinge also affect the price, and coastal-grade or marine-grade hardware runs higher but lasts far longer in salt air. It's Not Always the Hinge

Some of the most useful things we tell customers are about what they don't need. Often a customer is convinced they need a whole new door, or that the door is warped beyond saving, when the real fix is just new hinges or an alignment correction. Another common one: when a lock won't engage with the frame, people assume the lock is broken and needs replacing. Frequently it's an alignment issue: the door has shifted, so the bolt no longer lines up with the strike. New hinges or a realignment solves it, and the lock never needed touching. Why is my door dragging on the floor?

Almost always a worn or misaligned hinge, often the top hinge or, on pivot doors, the top pivot. We realign or replace it so the door clears the floor and closes cleanly.

My door won't latch, is the lock broken?
