Air pressure was fighting the existing closers. We recognized the situation immediately: the closers weren't strong enough for the new pressure differential. Cigar lounge, Hallandale: Adams Rite dead latch + Assa Abloy electric strike. A members-only cigar lounge needed to control entry without staffing the door. We installed an Adams Rite dead latch with an Assa Abloy electric strike, wired for fob and app control, plus an interior push pedal for quick egress. We cut the door edge and frame to fit the new hardware cleanly, and rekeyed the new cylinder to match the other door keys on the property. The customer now controls access remotely and doesn't have to open the door for every member personally.

Beachfront building, Hallandale: continuous hinge, sagging door. A beachfront building's door had been sagging for years. The maintenance team had replaced standard hinges multiple times, but the hinge reinforcement in the frame had corroded from salt air and couldn't hold anymore. The fix: a continuous (piano) hinge spanning the full door height, surface-mounted, bypassing the damaged reinforcement entirely. We pulled the door, realigned it, installed a full-length aluminum continuous hinge with stainless steel screws. The door swings smoothly, closes cleanly, and the aluminum construction means it won't rust. We saved the building the cost of a full door and frame replacement.

Sawgrass Mills, Sunrise: ADA threshold ramp. A stockroom back door had a step at the threshold that forced employees to unload merchandise at the door and carry everything manually to the shelves, because their dollies couldn't cross it. We measured the door jamb height and installed a threshold ramp that bridged the gap precisely. After install, employees could push a fully loaded dolly straight through the door and all the way to the storage area without stopping. Small device, big change, and it brought the entry into ADA threshold compliance in the process.

Facility maintenance, Hollywood: stainless steel kick plates. A facility we maintain regularly had cleaning staff pushing their service carts against the doors to open them, and over time this scratched and damaged the door finish. We recommended stainless steel kick plates on the problem doors. The customer saw the result on the first door and immediately asked us to install them across the entire building. The kick plates absorb the impact, protect the door finish, and because they're stainless they hold up to cleaning chemicals and high-traffic use without corroding.

Continuous Hinges: The Permanent Fix for High-Traffic and Coastal Doors

Most people don't know continuous hinges exist until they need them. A standard door uses three to five individual hinges, each attached to a reinforcement block in the door frame. Over time, on high-traffic doors or coastal doors, those reinforcements loosen, corrode, or fail. A continuous (piano) hinge runs the full height of the door and distributes the load across the entire edge: no single point of failure, no reinforcement block dependency, no sagging over time. Made from aluminum (can't rust), take stainless screws, and rated for effectively unlimited cycles.
